Cleaning

Cleaning seems simple until the cleaner is different every time, the key is in unknown hands, and on handover day the oven is in such a state that part of the deposit is lost. On this page we explain which type of cleaning you need when, how we choose a team, and how you see the result even from abroad.

Who this page is for

For anyone living in Georgia or owning a flat here who needs reliable cleaning: regularly, as a one-off or for a particular occasion.

And for owners who are abroad and need to see the result in photos.

Our role

We choose the team, draw up a checklist in your language and in Georgian, plan the visit and check the result.

Cleaning is done by partner teams; we send you their price in advance and add nothing to it.

Types of cleaning

Regular, deep, before moving in, before handing back, after renovation and between guests - these are six different jobs.

Each needs different time, different equipment and a different checklist.

Dissatisfaction arises most often when people expect a deep clean within the time and price of a regular one.

Regular cleaning

Regular cleaning keeps the flat in shape: floors, dust, kitchen, bathroom and rubbish.

We choose the frequency according to the family's size, pets and lifestyle.

We draw up the checklist in writing, so that both sides know what is included and what is not.

The same cleaner

For regular cleaning, the same person or team is better.

They know the flat and your requirements, and the key passes through fewer hands.

During holidays or illness we tell you about the replacement in advance, by name.

The first visit

On the first visit, where possible, we show the cleaner the flat and explain your requirements on the spot.

We show where the products are kept, what each surface needs and which room is not to be entered.

The first visit often takes longer, because the flat is being brought into full order for the first time.

Changing the schedule

If you need to move or cancel a visit, you let us know within the agreed notice period.

For late cancellations a team sometimes asks for payment, because the day was already booked.

We write this rule down from the start, so that there is no awkwardness later.

Deep cleaning

Deep cleaning covers what is not touched every day: inside cupboards, ceiling corners, radiators, window frames and behind furniture.

It often takes a whole day and needs several people.

We often recommend a deep clean once or twice a season, alongside regular cleaning.

Cleaning before moving in

Cleaning a new flat before moving in, even if it looks clean, is a guarantee of peace of mind.

We pay special attention to the kitchen, the fridge, the bathroom and the mattress.

If the flat is empty, cleaning is most effective before the furniture arrives.

Cleaning before handing back

Cleaning before returning a flat is one of the main steps in protecting the deposit.

We use the move-in report and photos so that the flat goes back in the same condition.

After cleaning we take photos, and these will help you in any dispute with the owner.

The handover checklist

The oven and extractor hood, inside the fridge, limescale in the bathroom, windows and balcony.

Marks on the walls, traces of nails and dust under the furniture.

These places are the most common reasons for deductions from the deposit.

After renovation

After renovation, dust is everywhere: in cupboards, in the ventilation and in window channels.

Paint, cement and adhesive residue need specialist products and tools.

Cleaning often happens in several stages: first rough, then finishing.

Between guests

With short-term letting, cleaning has to be done between one guest leaving and the next arriving.

It includes changing the linen, restocking supplies and checking that nothing is damaged.

Each clean comes with a photo report, and we tell you about any damage immediately.

Guest supplies

In short-term letting, guests expect soap, shampoo, toilet paper, coffee and tea.

The team checks supplies at every clean and tells us when something is running out.

Supplies are bought either by you or by us, with a receipt, within an agreed limit.

Linen and laundry

Bed linen and towels are washed in the flat or sent to a laundry.

For short-term letting, two or three sets of linen are often essential.

We align the laundry's turnaround with the cleaning schedule.

Washing and ironing

Some families ask for clothes to be washed and ironed along with the cleaning.

This takes extra time and is written into the checklist separately.

We entrust delicate fabrics, wool and silk to the cleaner only with your instructions.

Windows

Cleaning windows, especially on upper floors, is a safety matter.

We clean the outside only where it can be done safely, or with a specialist team.

Because of city dust, windows often need cleaning more often than you might expect.

Upholstery and carpets

A sofa, a mattress or a carpet often needs separate cleaning, with steam or a special machine.

This matters especially with pets and children.

We often send a valuable carpet to a professional cleaner.

The kitchen

In the kitchen, grease builds up on the hood, in the oven and on cupboard surfaces.

Cleaning or replacing the hood filter is often forgotten.

We periodically add a deep kitchen clean to the regular checklist.

Bathroom and limescale

In many regions the water is hard, and limescale appears quickly on taps, the shower and glass.

We choose the descaler according to the surface, so that it is not damaged.

Regular cleaning prevents limescale far more easily than one big battle.

Mould

Cleaning mould solves the problem only temporarily if the cause remains.

Mould that keeps returning is a sign of damp, poor ventilation or insulation.

In that case we recommend a tradesperson or engineer rather than a cleaner.

Office cleaning

Offices are often cleaned after working hours or early in the morning.

The contract sets the frequency, the areas, the products and the access rules.

The cleanliness of the kitchen, toilets and meeting rooms shapes the impression an office makes.

Pets

In a flat with pets, hair and smells take extra time and sometimes different equipment.

We use pet-safe products and tell the cleaner about the animal in advance.

Some people are allergic to animals, and we take this into account when choosing a team.

Children and allergies

With small children or allergies we use hypoallergenic, unscented products.

We clean toys and children's surfaces with a separate product.

We write these requirements into the checklist, so that a replacement knows them too.

Products

The team can bring the products, or they can be yours, kept in the flat.

If you prefer a particular brand or eco-friendly products, we note this in advance.

On delicate surfaces - marble, wood - we use only suitable products.

Equipment

The team often brings a vacuum cleaner, a steam cleaner and a ladder.

For regular cleaning, a good vacuum cleaner in the flat saves time and improves quality.

After renovation an industrial vacuum cleaner is often essential.

Reliability

We choose teams that have already worked for our clients and have references.

We give a new team a small job first and check the result.

If a trust problem arises, we change the team immediately.

Keys and access

We log the key: who has it, when it was handed over and when it was returned.

With an electronic lock we give the cleaner a temporary code.

When the team changes we get the key back and, if needed, suggest changing the lock.

Valuables

We recommend locking valuables, documents and cash away before cleaning.

This protects the cleaner too, so that no suspicion falls on them.

If something in a room must not be touched, we state this clearly in the checklist.

Damage

If something breaks during cleaning, the cleaner must report it immediately, with a photo.

The rule for damage and compensation is written into the agreement with the team in advance.

Hidden damage is the worst outcome, which is why we ask for openness.

The photo report

If you are not in the flat, we send you photos of the rooms after cleaning.

With short-term letting, the photos show the linen, the kitchen and the bathroom.

The photos are kept with a timestamp, so that they can be used in a dispute.

Quality control

We check the first few cleans ourselves, against the checklist.

We pass your comments to the team and adjust the checklist.

If the quality does not improve, we change the team, without unnecessary argument.

Language and communication

A cleaner does not always speak a foreign language.

So we write the checklist in two languages and pass every change on in Georgian.

For urgent questions we act as the go-between and give you the answer in your language.

Respect

A cleaner is a professional doing an agreed job.

Extra tasks mean extra time and pay, and we agree these in advance.

Offering tea or water is a small gesture that greatly improves the relationship.

Before you return

If you have been abroad for a long time, we recommend cleaning the flat before you arrive.

Dust and smells build up in a closed flat, and nobody enjoys that after a journey.

We combine the cleaning with airing the flat and checking the fridge.

Seasonal cleaning

In spring - windows, curtains and the balcony; in autumn - radiators and getting ready for winter.

We plan seasonal cleaning in advance, because demand for teams rises at those times.

We combine washing winter clothes and duvets into a single visit.

Air conditioner filters

An air conditioner's filter collects dust and allergens, and cleaning it affects air quality.

Cleaning the filter is sometimes part of cleaning, while a full service is a technician's job.

We plan both together before the season starts.

Balcony and terrace

City dust and leaves build up quickly on a balcony.

When cleaning a balcony, water must not run down onto the neighbour's balcony, and we warn the team about this.

We clean terrace furniture and plant pots separately, at the start of the season.

House and yard

In a house, the yard, the terrace and the stairs need extra time.

Garden care is a separate job, and we arrange a gardener for it.

A house outside the city often needs a full clean before the season.

Large items and waste

Removing old furniture and renovation waste is not part of cleaning.

For this we arrange a separate removal service, before the cleaning.

We explain the rules for waste removal on the utilities page.

Urgent cleaning

Sometimes you need cleaning today: guests, a handover or something unexpected.

Finding a team at short notice is often possible, but the choice is limited.

That is why we give regular clients priority for urgent visits.

After an event

Cleaning after a party or a family event needs separate planning.

It is often better for the team to come the next morning, with a plan for dishes and rubbish.

We cover organising events in the events section.

Disinfection

After an illness you sometimes want extra disinfection of surfaces.

For this we use suitable products and focus on frequently touched surfaces.

Specialist sanitary treatment is a matter for a separate, licensed service.

Pests

Cockroaches, mice or ants do not disappear with cleaning.

Pest control is carried out by a separate, licensed service.

After treatment we align the cleaning with its instructions.

Timing

Regular cleaning often takes a few hours.

Deep cleaning and post-renovation cleaning often take a full day or more.

In the season and before holidays we book the team in advance.

Common mistakes

Cleaning without a checklist, after which both sides are unhappy.

Cleaning before handing back on the last day, when there is no time left to fix anything.

A key whose whereabouts nobody knows.

What we need from you

The address of the flat or office, its area and the number of rooms.

What type of cleaning you need and how often.

Pets, allergies, product preferences and the rule for handing over the key.

Cost

The partner team sets the price of cleaning, according to area, type and frequency.

Products, laundry and waste removal are sometimes separate lines.

Our coordination is agreed in advance, and we add nothing to partners' prices.

Frequently asked questions about cleaning

Not finding your answer? Message us on WhatsApp - we will reply personally.

How often is best?

That depends on the family's size, pets and lifestyle. Many choose once a week, with a deep clean once or twice a season. Families with pets or small children often need cleaning more often.

Will the same cleaner come every time?

For regular cleaning we aim for that. We tell you about a replacement in advance, by name, and they have the checklist too.

Do I need to be there?

No. We hand over the key or a temporary code with a log, and send you the result in photos. We recommend locking valuables away. Being there for the first visit is still useful, to explain your requirements.

Who buys the products?

The team can bring them, or they can be yours, kept in the flat. We note eco-friendly or hypoallergenic products in the checklist in advance.

Will cleaning before handing back protect my deposit?

It plays a big part. We use the move-in report and photos, and take new photos after cleaning, which will help you in a dispute.

Is ordinary cleaning enough after renovation?

Often not. Renovation dust and residue need specialist products, an industrial vacuum cleaner and often several stages: first rough, then finishing.

I have a pet - is that a problem?

No, but we note it in advance. Hair takes extra time, and we use pet-safe products.

What if something breaks?

The cleaner tells us immediately, with a photo. The rule for damage and compensation is written into the agreement with the team in advance. Hidden damage is the worst outcome.

Does the cleaner speak my language?

Not always. We write the checklist in two languages, pass changes on in Georgian, and act as the go-between for urgent questions.

Do you arrange cleaning between guests?

Yes: cleaning, linen, supplies and a check, with a photo report, between one guest leaving and the next arriving.

Can you clean the office after working hours?

Yes, on an agreed schedule and with agreed access rules. The contract sets the frequency, areas and products. We log every visit.

Is urgent cleaning possible?

Often yes, although the choice is limited. We give regular clients priority for urgent visits. Before holidays and in the season it is harder.

How much does it cost?

The partner team sets the price, according to area, type and frequency. Our coordination is agreed in advance, and we add nothing to partners' prices.
