A villa means the whole house is yours: a shared table, a pool, a garden and no strangers. For several families or a group of friends it is often more convenient than five separate hotel rooms. But a villa is not a hotel - and this page describes where the difference lies.

A villa is defined by its setting - vineyard, mountain, sea or city - and by what you need it for.

When a villa is better
A villa is better when there are more than six of you and you want to be together: one table, one garden, the children playing together. In a hotel a group like that scatters along the corridors.
It is also better when you need calm and privacy - whether people know your name, or you simply do not want to be near other guests.
A villa is not a hotel
A villa has no reception, restaurant or room service. Everything that happens by itself in a hotel has to be organised here.
So together with the villa we arrange what you need: a cook, a cleaner, supplies, a driver. That way the villa gets a hotel's comfort without its limits.
Kakheti villas
In Kakheti villas are often in the middle of a vineyard, and some have their own cellar. From the terrace you see the Alazani valley and the Caucasus.
It is a good base for a wine trip of several days: cellars and monasteries by day, dinner in your own garden in the evening.
Kakheti is hot in summer, so a pool here is a necessity, not a luxury. We always check it.
Above Tbilisi
Villas on the hills around Tbilisi are thirty to forty minutes from the city. In summer it is a few degrees cooler, and at night the city lights lie below.
This is convenient when you have business in Tbilisi but want to live away from the city's noise. A driver gets to the centre quickly.
In winter snow and ice make the road harder on some hills. We take that into account when booking for winter.
A seaside villa
South of Batumi, in Gonio and Kvariati, villas are within walking distance of the beach. Garden, pool and sea in one day.
In midsummer these are the most sought-after villas, and good ones fill up during the winter. For July and August earlier is better.
Humidity is high in a seaside villa, and air conditioning in every bedroom is essential. We check this room by room.
A mountain chalet
In Gudauri and Bakuriani wooden chalets are the best format for a group winter holiday: a fireplace, a sauna, a ski room and a big table for dinner.
The main question is how close the slopes are and who will take the group to the lifts. For that we arrange a driver or transfer.
In summer a chalet is a quiet mountain house - hiking, horses, the smell of grass. The price is lower than in winter too.
A historic house in the city
In Old Tbilisi several restored houses are rented whole. It is the heart of the city, but with its own courtyard and door.
A historic house often has stairs, and its rooms differ. We plan the room allocation accordingly.
Parking in the old town is difficult. If you are travelling by car, we look for a car park nearby in advance.
The pool
The pool is a villa's most sought-after feature. An outdoor pool usually runs from May to October; a heated one longer.
We check the pool's size, depth, cleaning schedule and whether it is heated, if you are going in spring or autumn.
With children a pool fence or cover matters. Not every villa has one, and we state this in advance.
A private cook
A private cook at a villa brings Georgian cooking into your kitchen: khinkali, mtsvadi, khachapuri, vegetables from the market.
A cook can come every day or just for one big dinner. We agree the menu in advance, according to allergies and wishes.
Some cooks bring the tradition of the Georgian table too - with a tamada and singing. It is the most memorable evening at a villa.
Cleaning and service
At a villa cleaning usually happens only before check-in and after check-out. Daily cleaning has to be requested separately.
For a long stay or a large group we arrange a cleaner every day or every other day. That way the house stays a home, not a student hall.
A change of linen and towels once a week is normal. If you need it more often, we agree it separately.
A concierge at the villa
A villa has no reception, but it has us: shopping, a driver, an excursion, a doctor, a broken boiler - one call.
Before you arrive we arrange a full fridge from your list, so you need not go anywhere on the first evening.
Throughout the stay you have one contact. That gives a villa a hotel's simplicity.
Room allocation
"Ten guests" in a villa's description does not always mean ten beds - sometimes it means a sofa in the living room. So we check bedrooms and beds one by one.
The number of bathrooms matters too. Two bathrooms for ten people turn the morning into a queue.
Before booking we send the floor plan, and together we decide who sleeps where. That avoids a lot of arguments on arrival.
Families and children
For a family with children we check the pool fence, the stairs, the balcony railing and the garden fence. In a big garden a child is free, but safe.
We arrange a cot, a high chair and toys in advance if the villa does not have them.
We can find a nanny or childminder who speaks your language, so that the adults can have an evening off.
Three generations together
Grandparents, parents and grandchildren under one roof - a villa was made for this format. But everyone has different needs.
For the older generation we look for a ground-floor bedroom with its own bathroom and no stairs. That is often the main criterion for the choice.
A pool and a garden for the young, a shady terrace for the old - a good villa gives both.
A group of friends
For a group of friends a villa means a big table, music and an evening that goes on. But noise rules apply here too.
To make splitting the cost easy, we list everything separately in the suggestion, so the group can work it out simply.
If the group plans to celebrate at night, we look for a villa away from neighbours. That makes for a quiet night for everyone.
An event at a villa
An anniversary, a party or a small wedding at a villa is possible, but not at every villa. Many owners ban events or require separate permission and a fee.
For an event we check the maximum number of guests, music hours, parking and whether the neighbours need warning.
We arrange catering, music and decor separately - that is described in the events section.
Noise and neighbours
A villa is often in a village or a settlement, with neighbours living close by. Loud music at night is a reason for complaints and sometimes the police.
The contract often states quiet hours. Breaking them leads to a deduction from the deposit.
If you are planning a loud evening, tell us in advance - we will find the right villa or the right format.
Security
A good villa has a locked gate, reliable locks and a lit garden. Some have a guard or caretaker.
If a villa has outdoor cameras, the owner should tell you in advance. Indoor cameras are unacceptable, and we check for them.
We confirm whether there is a safe for valuables. If there is not, we suggest another solution.
Privacy
For a well-known guest or a company head a villa is often better than a hotel: there is no lobby, no other guests, and arrivals and departures go unnoticed.
In such cases we ask the owner and staff for a confidentiality agreement, and do not reveal the guest's name until necessary.

The contract
A villa is always rented under a contract: dates, number of guests, price, deposit, rules and cancellation terms.
We read the contract before signing and explain it to you, especially the clauses on damage, noise and events.
If the contract is only in Georgian, we translate it. You should never sign what you do not understand.
The deposit
A deposit is normal for a villa and often substantial. It is returned after check-out if there is no damage and the rules were not broken.
The deadline for returning the deposit is in the contract. We keep track of it so it comes back on time.
If the owner withholds money from the deposit without grounds, we step in and dispute it with the check-in photos.
Check-in and inventory
At check-in the owner or their representative shows you the house: the pool, the boiler, the fuse box, the rubbish, the gate.
At that point record the house in photos, especially any existing damage. If our representative is with you, they do this.
An inventory list - crockery, linen, appliances - is often attached to the contract. The same list is checked at check-out.
Utilities and heating
For a short stay utilities are usually included. For a long stay or in winter, some owners charge electricity and gas separately.
Heating a big villa in winter is expensive, and that shows in the price. We state it separately in the suggestion.
Pool heating is often paid separately, especially at the start and end of the season.
Minimum stay
Many villas have a minimum stay - two or three nights, and in summer often a week. A villa is rarely rented for one night.
Some seaside villas rent only Saturday to Saturday in summer. We take that into account when planning dates.
Out of season the minimum stay is often shorter. If your dates are flexible, that is a good opportunity.
A villa for a month
Some families rent a villa for a month or two - for the summer holidays, or before moving to Georgia, while they decide where to settle.
For a monthly rental the price per night drops considerably, but utilities, cleaning and garden care must be written into the contract separately.
In that case we check how close a school or kindergarten is, the internet for work and the distance to a shop. The villa becomes a temporary home.
Transport from the villa
A villa is usually outside town, and you cannot walk to many places. A group needs transport.
We arrange a minibus with a driver for the whole stay or for particular days. That way everyone travels together, and nobody drives after wine.
If you have your own or a hire car, we check the villa's parking - how many cars fit.
Supplies and delivery
Before you arrive we fill the villa's fridge from your list: water, coffee, breakfast things, wine, fruit.
During the stay we arrange delivery of food and groceries from a nearby market or shop. In some villages it comes from a local farm.
Wine often comes from a nearby cellar. That way the villa has local wine, not supermarket wine.
When something breaks
A pool pump, boiler or air conditioner may break. Call the villa manager first, then us.
We make sure a repairman comes promptly. If the problem is serious and spoils the stay, we ask for compensation.
An owner who does not respond to problems does not stay on our list. With villas this matters especially.
Photos and reality
Villa photos are often professional and taken from the best angle. So for a new villa we ask for a video or a video call.
Photos do not show the road, the neighbour's house, noise, or that the pool is not cleaned after rain. We ask these questions directly.
We know the villas we suggest from guest feedback or our own visits. If a villa is new to us, we tell you so directly.
What we need from you
Dates, number of guests, how many bedrooms and bathrooms you need. Who sleeps with whom and who needs the ground floor.
What setting: vineyard, sea, mountains, near the city. What is essential - a pool, a cook, a cleaner, a sauna.
What it is for: a holiday, a family gathering, an event. That decides which villa and which contract will suit you.
Price
A villa's price is for the whole house, not per guest. For a large group, per person it is often less than a hotel.
The suggestion shows rent, cleaning, deposit, cook, pool heating and transport separately. The group can split it easily.
Our service is a separate line, and we show what you pay the owner and what you pay us. There is no hidden mark-up.

Is a villa cheaper than a hotel?
For a large group, per person - often yes. For two people - rarely, and in that case we recommend a boutique hotel or an apartment.
How many people fit?
From six to more than twenty. We check bedrooms and beds one by one, so that a sofa is not counted as a bed.
Will you arrange a cook?
Yes - every day or for one big dinner. We agree the menu in advance, taking into account allergies and children's tastes.
Will there be daily cleaning?
Usually not - only before check-in and after check-out. We arrange daily cleaning separately.
In which months does the pool work?
An outdoor pool - roughly May to October. A heated one - longer, often for an extra charge, which we list separately in the suggestion.
Can we have a party?
Not at every villa. Some ban it; others require permission and a fee. We check before booking and confirm in writing.
When is the deposit returned?
Within the period stated in the contract, if there is no damage. We keep track of the return, and in a dispute your check-in photos help.
Can we rent for one night?
Rarely. Most require two or three nights, and by the sea in summer often a week. Out of season the minimum stay is often shorter.
Is it safe for children?
We check the pool fence, stairs and garden. Not every villa has a fence - we state this in advance.
Are there cameras at the villa?
The owner should tell you about outdoor cameras in advance. Indoor cameras are unacceptable, and we do not offer such villas.
The contract is in Georgian - what do I do?
We translate it and explain before you sign. Especially the clauses on damage and noise, which affect the deposit.
Will you arrange transport?
Yes, a minibus with a driver for the whole stay or particular days. That way nobody drives after wine.
Will you fill the fridge before we arrive?
Yes, from your list, with local wine and fruit. You will not need to go anywhere on the first evening.
